Part of my job is to maintain familiarity with all legal, title and escrow requirements associated with a wide variety of size of commercial transactions. When opening an escrow transaction, I obtain the appropriate escrow documentation in accordance with policy and procedures and applicable statutory and federal regulations. I coordinate the request for construction draw requests with lenders and developers, review draw requests, lien waivers and invoices, disburse funds to vendors, and issue owners and lenders date down endorsements on a regular basis.I represented condominium, homeowner and townhome associations, as well as housing cooperatives for general corporate, litigation and real estate matters. I drafted condominium declarations and by-laws, counseled condominium and homeowners’ associations through governing documents enforcement and rendered legal advice on general governance issues for community associations. Preparing easements, licenses, indemnification agreements and reviewing construction and utility contracts was a regular part of my practice. I handled the litigation needs of the condominium and homeowner associations, consisting of bankruptcy matters, defending their interests in foreclosures, collecting assessments through forcible entry and detainer actions, defending employment and housing discrimination claims, building violations and breach of fiduciary duty claims. I was very involved in the Chicago Bar Association - Condominium Subcommittee, where I served as Vice-Chair and worked closely with other lawyers in the community to adopt new legislation affecting condominiums.
